Wells Inspections, LLC is a full service home inspection company in Lakeland, Florida. We service the Lakeland and surrounding area. Our inspector is a CERTIFIED MASTER INSPECTOR.  As of January 1, 2007 there were only 5 so certified inspectors in all of Polk County Florida.  Master certification requires over 1,000 hours of documented technical instruction, along with other requirements.  It is not easy and only a few qualify.

We are FEMA Certified Disaster inspectors. We are HUD certified FHA Inspectors # B796.

We do Construction Progress Inspections for Residential and Commercial sites (new construction, additions, extensive remodeling) under subcontract to Granite Construction Inspections or banks and other lenders.  Granite is a nationwide firm who provides services to lenders. These are done to certify progress for payments by a lender.

Inspection Warrantee; You may see advertizements from some inspectors promissing an Inspection Warrantee. These cost the inspector $17.00 or less and have a maximum payout of $1000.00 and tons of exclusions. Basically they are a marketing ploy and worth little.  We stand behind our inspections with a double your money back guarantee - as good as it gets in the home inspection business.

4 tests minimum, incl lab fees, @ $75 = $300.

We do all types of home inspections. One special type that is becoming an important part of our business is the new home warrentee inspection. Most new homes have a 1 year builder's warrentee. Just prior to this year ending, many homeowners want a professional inspection so that they may get the builder to fix defects before they are faced with fixing them at their own cost. We also do inspections of brand new homes to uncover construction defects.
We also do insurance 4 Point (roof, electrical, plumbing, heating/air conditioning)inspections that many insurance companies now require.  Insurance companies are getting real picky. Fuse panels and old wiring must be replaced and we do certification inspections providing the documentation required for insurance renewal.   Note: a 4 point inspection is almost a full home inspection although the report is much simpler. Field work takes 80% of the time that a full inspection takes if done right.  Roofs, electrical, plumbing and HVAC inspections require instruments and experience - especially electrical evaluations. My rates for a 4 point inspection are $200 within 25 miles of South Lakeland. Sorry but the rates reflect the work involved.

There are also wind mitigation inspections. These are difficult and time consuming if done right.  One of the things that must happen is that an inspector has to get up in your attic, crawl out to the eves,  and check to see exactly how the roof trusses or rafters are attached to the side walls in the main home and in the garage. NO inspector can do a complete wind mitigation inspection without doing this.  Since State regulations limit the fee that an inspector can charge, I will not do only wind mitigation inspections at this time.  The work required and the working conditions in an attic just make it unprofitable.  I do, however, include wind damage susceptability in my full home inspections since I must check out the attic anyway in a full inspection.
