My Promise to You:

Choosing the right Home Inspector can be difficult. Unlike most professionals, you probably will not get to meet me until you agree to hire me or at least to interview me on site. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods, and yes, different pricing. One thing for sure is that a home inspection requires work, a lot of work. And it takes time. Ultimately, a thorough inspection depends heavily on the individual inspector's own knowledge, experience and effort. I am a licensed Certified MASTER Inspector (as of 1/1/07 one of only 5 in Polk County and 3 in Lakeland), a graduate engineer (Penn State 1966), and have 40 years experience in design engineering, construction, and construction management in everything from residential, including historical homes, through commercial and industrial facilities. I keep abreast of the latest techniques and code changes. I know where to look and when to use instrumentation. I know how to write a report in laymen's terms so that it is clear, concise and understandable. I use digital photos to document. I am meticulous and careful. I only schedule one inspection per day so that I may insure that you get a complete and well documented inspection. And I enjoy it. I am locally owned and operated - not a franchise. My inspections rates are reasonable and competitive. They are based on the size of the home and the number of out buildings that you want inspected. A "typical" inspection of a 2400 sq ft 1 or 1 & 1/2 story home with attached 2 car garage is $300.00. Older homes are a bit more since they require significantly more time. So are larger homes, or homes with outbuildings or large pools to inspect also. New Home Warrantee Inspections are the same. Call or email for a quote. I want you to be satisified with your home inspection. If, once the inspection is complete and you have seen the report you are dissatisified, I will keep the report and you do not have to pay me.
